SHADOW BUTTE
INDUSTRIAL PARK
The Shadow Butte Industrial Park project is the development of a light-industrial park located 2.5 miles west of Emmett, ID. It is a collaborative effort with Gem County. The park consists of 120 acres, 60 acres full serviced, and 50 acres now for sale beginning with one-acre parcels. The Park is zoned light industrial. Every Lot in Phase 1 and Phase 2 are reserved and 23 businesses could begin building this winter. We are currently expecting over 200 new jobs to be created in the next two years.
Lots and acreage in sizes to fit the purchaser's needs, minimum of one acre, are available for purchase or lease from us. Shadow Butte Development Corporation will negotiate terms with interested parties. Land may be purchased or leased, purchasers are to build their own facilities using the guidelines for building appearance.

Gem
County in partnership with Shadow Butte Development Corporation have applied for
EDA and ICDBG grants to help fund the development of the Park. These two
entities provide funds for job creation within a community. Our plans in the
grant application state we will provide a total of 500 jobs in this first phase
or an average of 10 jobs per acre. This figure is based on the amount of money
we received from EDA and ICDBG. Therefore, the funding we received establishes
our goal for total jobs to be created. This will be reported to EDA at 3, 6 and
10-year intervals. We are allowed to count only new jobs in Idaho as well as new
jobs in the community that can be directly attributed to the park. We are
actively seeking businesses that can meet these conditions, or 10 jobs produced
within the time period allowed, for each acre purchased.
